Application Forms and References

An application form must be completed and an administration fee paid in cash - (see above) PLEASE NOTE THIS FEE IS NOT REFUNDABLE.

We require 2 forms of identity i.e. passport, driving licence etc. It must be borne in mind that even though your references may be satisfactory; the final choice of tenants is in the hands of the landlord. In some instances we may have several suitable applicants for properties and we are unable to disclose our client's reasons for rejecting a particular applicant.

Guarantor
Each applicant who expects to be in receipt of housing benefit will require a suitable guarantor. This should be someone who is financially secure, not in receipt of benefits AND a home owner. Please note that the keys will not be released until the guarantor has signed the tenancy agreement.
Deposit
A deposit is always required in cash. The deposit acts as a security for the performance of the tenants obligations under the lease agreement. The deposit will be returned at the end of the tenancy term, subject to any deductions necessary to compensate the landlord for any breach of the terms of the tenancy agreement. Your deposit is protected by the Government authorized Tenancy Deposit Scheme. Full details available. In addition to the deposit, four week's rent or one calendar month's rent is also payable in advance.
Pets
It should be noted that wherever a tenant has pets (this must be agreed with us before commencement of the tenancy) and an additional non-refundable fee paid.
Payment of Utilities
The tenant is responsible for payment of all utilities (gas, electricity, water and Council Tax etc) and must inform their suppliers of the tenancy commencement.
Insurance
The landlord insures the bricks and mortar together with those items listed on the inventory. We recommend that tenants have cover for all their personal contents and accidental damage to the landlord's contents that would be their responsibility under the terms of their tenancy agreement.
Inspections & Repairs
Inspections are carried out at regular periods throughout the tenancy.
